Property Management Terms

Scope of service

The services Onyxtris provides are those selected in your management agreement. Services not listed there are not included.

Fees

Fees are charged either as a fixed monthly amount or as a percentage, as stated in your agreement. Additional works are quoted separately and require your approval.

Authority

We act on your instructions. Expenditure above the threshold set in your agreement requires your prior approval, except where an emergency creates a risk to persons or the property.

Legal matters

Onyxtris provides administrative documentation and management support. We are not a regulated legal practice and do not provide legal advice or representation. Where legal action is required we coordinate with your solicitor.

Records

Communications, inspections, issues and approvals are recorded and made available to you.

Termination

Either party may end the arrangement in accordance with the notice period in the management agreement.
