Smart Lock Questions
See the serviceCan a smart lock be fitted to any door?
Most doors can take a smart lock, but not every lock suits every door. Door thickness, the existing lock case, the frame condition and whether the door is timber, composite or metal all matter. We assess the door — in person or from photographs — before recommending hardware.
Do smart locks still work when the internet is unavailable?
Yes. Fingerprint, PIN and fob entry are handled by the lock itself and keep working without a connection. Only the remote features — unlocking from elsewhere, live entry records, issuing a code while you are away — need the network.
Can access be removed from a former tenant or staff member?
Yes. A fingerprint, PIN or fob can be revoked individually without changing anyone else’s access, and without changing the physical lock.
Can I control the lock remotely?
On app-controlled and remote-access systems, yes — you can unlock, issue temporary codes, set schedules and review entry records. The Essential range is offline-only; we will tell you which category a given lock falls into before you buy it.
Are physical keys still available?
On most models, yes. Many smart locks keep a key override for emergencies, and we generally recommend keeping one where the door is a sole means of access.
How long does installation take?
A straightforward single-door replacement is usually a short visit. Multi-door, commercial or networked installations take longer and are scheduled once the specification is agreed. Your quotation states the expected attendance.
Is ongoing maintenance available?
Yes — lock maintenance, battery replacement, door alignment work, access-control changes and emergency attendance are all available as add-ons or under a support arrangement.
Venue Hire Questions
See the serviceHow do I secure a booking?
Send us the event details, arrange a viewing if you would like one, and we issue a quotation. The date is held once the booking amount is paid and the booking form is completed; the balance is due before the event.
Is a refundable deposit required?
A refundable security deposit applies to most bookings. The amount depends on the venue and event type and is stated in your quotation and booking agreement.
Are tables and chairs included?
Chairs and tables are included subject to availability at each venue. Quantities and any layout requirements are confirmed when you book.
Can alcohol be served?
This varies by venue and by event type, and some venues do not permit it at all. Tell us on the enquiry form and we will confirm what applies, including any licensing or staffing requirements.
Is setup time included?
A standard setup and clear-out allowance is included. Additional setup time can usually be added — tell us how long you need and it will be priced into the quotation.
Is parking available?
Parking varies by venue. Each venue page lists what is available, and any restrictions are set out in the venue rules.
What time must events finish?
Each venue has a maximum finish time, driven by its licence and its neighbours. It is stated on the venue page and confirmed in the booking agreement.
Can I book a viewing?
Yes. Viewings are encouraged before booking — use the venue enquiry form and say you would like to view, and we will arrange a time.
Property Management Questions

Yes — residential, commercial, office, mixed-use, religious and community buildings. The package is built around what the property actually needs.
Can you manage only one tenant?
Yes. There is no portfolio minimum. Single-tenant arrangements are common under Essential Tenant Management.
Do you collect rent?
We issue invoices, send payment reminders, monitor payments and report arrears. How funds are actually held and transferred is agreed in the management agreement for each property.
Can you arrange maintenance?
Yes, under Complete Property Management. We coordinate contractors, obtain repair quotations and run a works approval process so nothing is instructed without your sign-off.
Do you handle tenant disputes?
We handle the administrative side — written communication, breach recording, formal notices and arrears escalation — and coordinate with your solicitor where legal representation is needed. Onyxtris is not a regulated legal practice.
Can you install smart locks?
Yes. Access control is one of our own services, so smart lock installation and ongoing access administration can sit inside your management arrangement rather than being outsourced.
How are management fees calculated?
Either as a fixed monthly fee or as a percentage, depending on the property, the number of tenants and the services selected. The basis is stated in your proposal before anything is signed.
